How do I check a Spanish tourist licence is still valid?

Check it against the register of the region where the property sits - there is no national register to check. Paste the number into our lookup and we match it against a nightly mirror of the official register. We identify the format first, so a number from an unconnected region is not mistaken for one that does not exist.

Why checking once is not enough

A licence can lapse without the owner doing anything. The region can withdraw it from the register. A municipal moratorium can arrive after the fact. The community of owners can vote to block the activity. Check at onboarding and never again, and you leave a gap you only discover when the portal pulls the listing.

The useful check is continuous. We keep a daily snapshot of each register and compare them. What matters is not today's status but what changed since yesterday.

What "not found" actually means

It does not automatically mean the property is illegal. It can be a recent registration that has not reached the public dataset yet, a mistyped number, or a region we have not connected.

What it does mean is that a portal checking today would not find it either. That is the practical consequence.

If the number is wrong

Andalusia and Valencia publish a cadastral reference - the property's official land-registry ID. That lets us locate the property even when the number carries a typo, and tell you the correct one. Catalonia, the Canaries and Navarra publish no cadastral data, so that recovery is not possible there.
