What happened to Spain's national rental register?

No. The Supreme Court annulled Spain's single national rental register in May 2026, so there is no national register to check any more. Regional registration and municipal rules remain fully in force, and you must still report guests through SES.HOSPEDAJES, the national guest-reporting platform.

What actually changed

Less than most people assume, and in the opposite direction to how it was widely read. The annulment relaxes nothing. It returns verification to the regions, where the real obligation always sat.

The practical effect is that there is no single place to look. Each region has its own register, its own code and its own procedure. A portfolio spread across several regions has to be checked in several places.

What is still compulsory

So why are listings still being removed?

Because the removal machinery never depended on the annulled register. Platforms keep receiving removal orders - 86,275 adverts in a single February 2026 batch, and more than 200,000 removed since July 2025. Their legal basis is the regional registers, which the judgment leaves untouched. Reading the annulment as a pause in enforcement is exactly the mistake costing the most listings right now.

Where the confusion comes from

For months, everyone expected a single window, with one national number replacing the regional ones. The annulment left that idea half-formed in a lot of heads. It is still common to find listings quoting a number that no longer identifies anything.
