Since Airbnb's 64-million-euro fine in December 2025, platforms check that every Spanish listing carries a registration number that is visible, current and in the official register's exact format. A correct number badly typed gets the same treatment as a missing one: the advert is refused or removed.

What the fine changed

In December 2025 Airbnb was fined 64 million euros for keeping adverts without registration numbers, or with numbers that identified nothing. That penalty moved the platforms' incentive from "publish and see" to "verify and refuse". The registration-number field stopped being decorative. It is now validated when a listing is created, and revalidated across everything already live.

The fallout reaches legal portfolios too. Spain has a different licence-number format for every region - VFT, CV-VUT, HUT, ETV, VV.MU and more - and each register writes its own with its own slashes, letters and digits. A number typed with a hyphen where the register uses a slash, a missing province letter, one transposed digit: to the platform's validator, all of it reads as "number not recognised" - and the dwelling, perfectly registered, vanishes from the sales channel.

Format is half of compliance

Every region has its own syntax, and none resembles its neighbour's. Only one source settles arguments: the register itself. However the register writes the entry is how the advert must carry it.
