The platform delisting wave in Spain

Platforms are removing listings because Spain's Housing Ministry orders them to. In February 2026 it told platforms to delete 86,275 listings that lacked a valid registration number, and more than 200,000 have gone since July 2025. After the national register's annulment, the legal basis is the regional registers - the ones this service checks nightly.

What happened, in numbers

On 4 February 2026 the Housing Ministry told accommodation platforms to remove 86,275 adverts that lacked a valid registration number. It was not the first batch. Removals have passed 200,000 since the system started in July 2025. December 2025 brought the 64-million-euro fine against Airbnb for unidentified listings. The delisting machinery is built, oiled and proven at scale.

The Supreme Court annulled the national register in May 2026, but that did not stop the machine. It only changed the legal basis. An advert must now show the regional number it always needed - VFT, CV-VUT, HUT, ETV or VV.MU, the regional licence codes. Removal orders are issued on that footing, which never stopped being in force.

Why this reaches the agency, not just the owner

When a listing vanishes, the owner asks whoever published it. If an agency markets the portfolio, the awkward conversation and the cancelled bookings land on the advertiser. In several regions, so does the sanction file. A platform removal is also the regulator's best problem detector: a deleted advert is a flagged dwelling.

The pattern in the removals is telling. Most were not hard-core illegal dwellings. They were adverts with the number missing, lapsed or mistyped. These are administrative faults - detectable ones. A nightly check against the official register finds them before the platform does.
