How to apply for a tourist licence in the Valencia region
You file a responsible declaration (declaración responsable, a sworn statement) with the regional tourism register - but first you must obtain a municipal urban-compatibility report, and that is the slow step. Your CV-VUT number is valid for five years, with a renewal declaration due in the final month, and the filing must carry the property's cadastral reference.
Start with the town hall, not the region
Before the region will take your declaration, you need a municipal report of urban compatibility - the town hall confirming that tourist letting is allowed at that address under local planning rules. This is the step that takes the time, and you cannot skip it or file it later. Request it first, then prepare everything else while you wait.
File the responsible declaration
With the municipal report in hand, you file the responsible declaration to start the activity and the property enters the Registre de Turisme de la Comunitat Valenciana. The declaration must carry the property's cadastral reference - its official land-records ID - for each dwelling. Your number arrives in the CV-VUT format, in the style CV-VUT0514102-A, with the final letter marking the province.
From then on, every advert must show both the number and the property's exact location. Advertising without them is a serious infringement on its own, at 10,001 to 100,000 euros, even where the licence itself is in perfect order.
It expires - diarise the renewal
Since Decree-law 9/2024, the register entry lasts five years rather than indefinitely. A renewal declaration falls due in the month before it expires. Miss that window and the entry lapses - the property drops off the register without any inspector ever visiting. For a portfolio of any size, those five-year clocks are exactly the kind of thing that slips.
After the number - keeping it
Once the CV-VUT number exists, the job becomes keeping it valid: the renewal deadline, the cadastral reference on file, the entry still live in the register. We mirror the Valencian register nightly and compare each snapshot with the last, so the day your entry changes or nears expiry, you hear it from us rather than from a portal pulling the listing.
