Tourist-use dwellings in the city of Madrid
You check by address, because the city of Madrid publishes its licensed tourist-use dwellings by planning file number, not by a VUT code you could read off an advert. The wider Madrid region publishes no per-property register at all. Municipal inspections keep climbing: 588 actions in 2025 against 481 in 2024.
Why is there no "licence number" to paste into a checker?
The city's public file identifies each dwelling by its urban-licence expediente - its planning case number, for example 350/2021/04272 - and by its address. There is no VUT number and no cadastral reference. Our Madrid check therefore matches by address within the municipality rather than by code. That is what the official data supports, and we would rather say so than fake a precision the source does not have.
Outside the capital, it gets worse. The Comunidad de Madrid publishes tourism statistics, not a per-property register. A tourist flat in Alcalá or Aranjuez cannot, as of September 2026, be verified against any public file - and our coverage table says so explicitly instead of leaving the gap implied.
What does Madrid's regulation require?
Decree 79/2014 governs tourist-use dwellings across the region. You need a responsible declaration and a floor plan signed by a technician. In the capital, one planning rule has felled more listings than any other: the independent-entrance rule under the city's hospitality plan. A flat advertised without incident for years can fall in a single inspection that finds guests using the neighbours' entrance.
The pressure is not easing. Municipal inspections of tourist-use dwellings rose from 481 in 2024 to 588 in 2025, with accumulated fines near half a million euros over two years. The city has announced further rounds against unlicensed supply.
