How to check an energy certificate from the cadastral reference

Against the region's energy register, by cadastral reference: it is the only identifier that ties one specific dwelling to its certificate. An address cannot do it, and a near match would be worse than no answer.

Why the cadastral reference and not the address

Because an address does not identify a dwelling. "Calle Mayor 12" might be the building, the ground floor or flat 3B, and registers hold all three differently. A cadastral reference is unique per property, so it either matches or it does not. There is no "close enough".

We never do fuzzy address matching. A confident answer about a different flat's certificate is exactly the thing that must not end up in an advert.

The 20 characters, and the 14

A dwelling's cadastral reference is 20 characters and identifies that flat. Its first 14 identify the parcel - the plot or the whole building. If all you have is the 14, what can be looked up is the building, not the flat.

In that case we return the match level and leave the rating columns blank, on purpose. A building's certificate is not each dwelling's certificate, and filling those columns would be inventing a letter nothing backs.

Where to find the cadastral reference

On the IBI (council tax) bill, in the deed, and at the Catastro's online office. In portal feeds it is sometimes there and sometimes not - they are marketing exports. Resales Online usually carries it; Kyero and Idealista carry it when the advertiser filled it in.

Which regions we can look up today

Andalusia, Castilla y León and the Valencian Community. The Costa del Sol and Costa Blanca are in; Madrid, Catalonia, Murcia, the Balearics and the Canaries are not.

For a property outside those, the answer is "not in the registers we read, as of" - with the snapshot date. That is not the same as saying no certificate exists, and the difference matters: the first is a limit of ours, the second would be a claim about the property.

A whole book in one pass

The same lookup, repeated. Paste your own reference beside each cadastral reference and you get a dated file with one row per property: match level, status, both letters and both values, certificate number, expiry and the basis for it, region, municipality, snapshot date, and a note wherever the answer needed a person.
