What must a property sale advert show?
The energy rating, on every sale advert and in every medium, and the publisher answers for it. The rest of the required information depends on the region. Listing monitoring opens the pages you give it and compares what they say with what is on record.
What is required everywhere in Spain
The energy rating. Art. 17.3 of RD 390/2021 reaches any medium - estate agencies, hoardings, websites, property portals, catalogues, print - and binds whoever publishes or allows publication. There is no reduced version for the shop window or the portal.
Only print may stop at the letter without the figures. On a portal the label appears with its scales and its values.
What depends on your region
Consumer information on a sale is a regional competence and is not the same everywhere. Andalusia additionally has the Documento Informativo Abreviado. We do not set it out here because we have not yet read the decree that governs it in the gazette, and we would rather say so than summarise a summary.
If you operate in one region, that regional rule is the one that will affect you most after the energy one. Check it before trusting a template downloaded off the internet.
Where a correct advert goes wrong
Almost never at publication. It goes wrong afterwards: the certificate expires and the advert keeps showing the letter; an advert is copied from another property and travels with the wrong rating; somebody writes "pending" with a class beside it while the paperwork arrives. All three leave a letter published that no in-force certificate backs - the very serious infringement in DA 12ª.3.d.
What we check on each sale advert
Two things, reported separately, because they fail for different reasons.
- The rating the advert shows, and whether it matches what the register holds for that dwelling
- Whether a class appears beside "pending", which is the classic mistake and the costliest
- Whether the advert is still up, or has gone
- {'Whether anything changed since the last run': 'price, title, rating'}
What we do not check on a sale
The tourist registration number. A property being sold does not have one and will not get one, so a sale advert is not judged on it - and the record says so, to make clear it was not simply skipped.
Which portals we read
Idealista, Fotocasa, habitaclia, pisos.com, Kyero, Rightmove, A Place in the Sun, Properstar, thinkSPAIN and Resales Online, over https only, and only the pages you give us. The list is deliberately closed: this feature fetches the URLs it is handed, and an open field would be a probe pointed at whatever was typed into it.
Some portals frequently refuse automated reads. When that happens the advert is reported as unreadable and we make no claim about it either way. An advert nobody has managed to open would otherwise keep showing its last answer, and a stopped run would look far too much like a clean portfolio.
