LicenceDesk and Chekin: what each one does in 2026
Since May 2026 the platforms report every host to the government monthly and remove, with no warning, any advert whose licence number fails. LicenceDesk watches what triggers those removals, and the fines: nightly it checks licences and adverts against official registers, tracks paperwork and renewals, reads the state gazette (BOE) daily, and checks the energy certificate against the regional register. 2026 changed the rules of the game
Enforcement is automatic now. EU Regulation 2024/1028 obliges Airbnb, Booking and the other platforms to send each host's activity data to the authorities every month, to display the registration number on every advert, and to check it. A missing or wrong number is no longer a theoretical risk: it is an advert removal executed by a machine, and none of those machines warns you first.
Add the fines - up to 600,000 EUR in the Valencia region - the municipal freezes announced with no notice, and registrations that now expire: in Valencia after five years, with a renewal window of a single month. The question is no longer "do I have a licence?" but "who warns me BEFORE a system acts?".
