Spain · short-term rental & agency compliance
Spain's national rental registry was struck down in May 2026, so there is no single place to check. VUT in Andalusia, HUT in Catalonia, VT in Valencia, ETV in the Balearics, VV in the Canaries - seventeen registers, seventeen sets of municipal rules. LicenceDesk checks your portfolio against them each night and tells you what changed, before a portal delists it or an inspector finds it.
No sign-up for the check. Nothing stored. Sanctions in Andalusia now reach 600 000 € — what that means.
Checked against official registers
Open data published by each autonomous community. LicenceDesk is not affiliated with, or endorsed by, any of them.
Paste any regional registration number or a cadastral reference. We place the format first, so a number from a region we have not connected yet is told apart from one that is genuinely missing. Andalusia and the Comunitat Valenciana are verified live against their registers — snapshot 2026-08-09, 450 433 records; see coverage for the rest.

These are the sanction ceilings and enforcement facts on the statute books today, not projections. Every figure below is sourced.
Marbella has no cap on new licences, but it has stepped up inspections since 2024: the town hall checks whether the number is displayed on the platform and follows up complaints. A neighbour is all it takes.
Since April 2025 a community of owners can block holiday letting by a three-fifths vote. In Sevilla roughly 42% of communities have already done so. Your licence stays valid; your right to use it does not.
Platforms remove listings with missing or invalid registration numbers. The listing disappears, the owner asks why, and the fine - when it comes - lands on the agency, not on them.

We publish the legal reference against every rule in the product, and mark which ones are still pending verification against the official bulletin.
There is no national register to point at, so coverage is region by region. This is where each one stands today - not a roadmap slide, the same file the lookup reads.

Andalusia is live because its register publishes an open API updated daily. The others are ranked by how reachable their data is, not by market size - a region moves to live when its register can be mirrored and diffed nightly, not before.
Connect a spreadsheet, a Google Sheet, or the outbound feed you already send to Idealista, Kyero or your MLS. We audit what is advertised, not what the CRM believes.
Every number matched against its region's tourism register. Wrong or missing numbers are recovered by cadastral reference, so a typo does not read as unlicensed.
Nightly snapshots are compared. Revocations, new municipal moratoriums and renewals falling due reach you as alerts, not as a delisting email from a portal.
Andalusia's register under Ley 5/2025, RAICV in Valencia, AICAT in Catalonia - registration numbers, insurance and guarantees, with renewal dates tracked.
Ley 10/2010 applies to every agency in Spain. Manual, compliance officer, training cycles and external review, with the small-agency relief worked out rather than assumed.
The DIA required by Decreto 218/2005 on every home marketed for sale or rent in Andalusia, tracked per listing alongside the energy certificate.
Same registry data, five different jobs to be done.
Portals delist unlicensed listings and inspectors fine the agency, not the owner. Licences, renewals and municipal rules live in a spreadsheet nobody owns.
Every listing checked nightly against the registry. You hear about a problem before the portal does.
Per portfolio size · 10-250 properties
Your agencies ask you about compliance and you have no answer to sell them. Listings with bad licence data flow through your feeds to every portal.
Compliance as a module inside your product, on your brand, without building a rules team. One integration covers your whole network.
Platform fee + per active agency · +12 EUR per agency
You publish listings whose registration numbers are wrong, expired or absent, and the exposure for advertising them is yours.
Verification API at publish time, plus a nightly sweep of everything already live. Bad numbers never reach the site.
Verification API by volume · to 250k lookups
Every conveyance needs the same checks done by hand, and the answer goes stale between due diligence and completion.
One lookup per transaction, evidenced and dated, plus alerts if anything moves before signing.
Per seat, checks included · 50 checks, then 0.60 EUR
Verification at signing depends on what the parties hand over.
An independent, dated registry check attached to the file.
