Spain's national rental registry was struck down in May 2026, so there is no single place to check. VUT in Andalusia, HUT in Catalonia, VT in Valencia, ETV in the Balearics, VV in the Canaries - seventeen registers, seventeen sets of municipal rules. The inspector does not call first

The complaint starts it

Marbella has no cap on new licences, but it has stepped up inspections since 2024: the town hall checks whether the number is displayed on the platform and follows up complaints. A neighbour is all it takes.

The building can vote you out

Since April 2025 a community of owners can block holiday letting by a three-fifths vote. In Sevilla roughly 42% of communities have already done so. Your licence stays valid; your right to use it does not.

The portal acts before the regulator

Platforms remove listings with missing or invalid registration numbers. The listing disappears, the owner asks why, and the fine - when it comes - lands on the agency, not on them.

Andalusia is live because its register publishes an open API updated daily. The others are ranked by how reachable their data is, not by market size - a region moves to live when its register can be mirrored and diffed nightly, not before.

Connect a spreadsheet, a Google Sheet, or the outbound feed you already send to Idealista, Kyero or your MLS. We audit what is advertised, not what the CRM believes.

Checks it against the register

Every number matched against its region's tourism register. Wrong or missing numbers are recovered by cadastral reference, so a typo does not read as unlicensed.

Watches for what moves

Nightly snapshots are compared. Revocations, new municipal moratoriums and renewals falling due reach you as alerts, not as a delisting email from a portal.

Andalusia's register under Ley 5/2025, RAICV in Valencia, AICAT in Catalonia - registration numbers, insurance and guarantees, with renewal dates tracked.

Anti-money-laundering

Ley 10/2010 applies to every agency in Spain. Manual, compliance officer, training cycles and external review, with the small-agency relief worked out rather than assumed.

The DIA required by Decreto 218/2005 on every home marketed for sale or rent in Andalusia, tracked per listing alongside the energy certificate.
